The following checks are made during a whole house plumbing inspection.

Main Sewer Line

  • Visual check to locate clean outs, either single or double
  • Camera sewer main line from clean outs to street and sewer trunk line from cleanouts to inside house if clean outs are existing, maximum total length of 100 feet
  • Measure length of sewer line from house to municipal sewer entrance or septic tank to determine if additional cleanouts are required
  • Ensure back water valve is working properly, if applicable

Water Service Entrance

  • Measure current water pressure
  • Check main shut off valve, determine type of valve and ensure it is working properly
  • Check pressure reducing valve to ensure it is working properly, if applicable
  • Check reduced pressure backflow regulator to ensure it is working properly, if applicable
  • Check any water piping subject to freezing for proper insulation
  • Determine type of water piping both outside and inside of house

Water Softener Loop or Sediment Filter

  • Check softener loop for leaks, determine type of shut off valve and ensure it is working properly
  • Check sediment filter for serviceability, determine type of shut off valve and ensure it is working properly
  • Check reverse osmosis system for leaks

Water Heater(s)

  • Check pressure and temperature relief valve for serviceability
  • Check condition of flue pipes
  • Check condition of water flexes and shut off valves
  • Check gas valve and gas flex condition
  • Check drain valve condition
  • Check expansion tank and drain pan condition where applicable
  • Determine water heater brand, serial number and date of manufacture
  • Check hot water recirculation pump, shut off and check valves where applicable

Evaporative Cooler(s)

  • Check water supply for condition
  • Determine type of shut off valve and ensure it is working properly
  • Check drain condition

Toilet(s)

  • Check all internal tank components to ensure they work properly and toilet flushes well
  • Check angle stop to ensure it is working properly
  • Check water supply for leaks or deterioration
  • Check tank to bowl gasket and bolts for serviceability
  • Check to ensure toilet is properly secured to floor, including caulking

Lavatories, Kitchen, Veggie, Bar and Laundry Sinks

  • Check faucet for leaks and ensure valves work properly
  • Check faucet aerator
  • Check sink pop up assembly or basket strainer to ensure it works properly and ensure sink drains well
  • Check p-trap for leaks
  • Check angle stops to ensure they work properly
  • Check water supply for leaks or deterioration
  • Check to see if cleanouts are accessible
  • Check waste disposal for working condition
  • Check dishwasher water supply and drain for leaks
  • Check reverse osmosis system for leaks and check when filters would need to be changed out

Whirlpool or Garden Tub(s)

  • Check access to whirlpool motors
  • Check faucet and valves for serviceability
  • Check drain to ensure it works properly

Shower(s) or Tub/Shower(s)

  • Check volume control and/or thermal control and/or diverter valves for working condition
  • Check temperature at tub or tub/shower valve matches temperature at water heater
  • Check tub stopper for working condition and tub drains well
  • Check shower head for condition

Washer Box

  • Check hot and cold water valves for serviceability
  • Check water supply hoses for type and serviceability
  • Check drain size
  • Check exposed p-trap for leaks
  • Check to see if cleanouts are accessible

Hose Bibs

  • Check for leaks
  • Check to see if they turn off completely
  • Check for vacuum breakers

Pool Fill Valve and Irrigation Supply

  • Check for leaks
  • Check vacuum breakers
